Using your results

A worked monthly example

Using the editable starting values: a hypothetical $900,000 purchase minus $180,000 down leaves a $720,000 loan. At an assumed 6.5% annual interest rate over 30 years, principal and interest are about $4,551 per month. These are teaching assumptions, not current rates or neighborhood fee quotes.

Where to find each input

  • Price, down payment and interest rate: use the purchase terms and a current lender Loan Estimate. Enter the note interest rate, not APR; the calculator assumes a 30-year term.
  • Property tax: obtain the exact parcel’s current tax bill and discuss a forward estimate with your lender. Divide an annual amount by 12. Do not substitute the Assessor’s property value for a tax bill.
  • Insurance: use a written quote for the specific home and coverage. Divide the annual premium by 12; mortgage insurance, if applicable, is an additional cost outside this tool.
  • Master and sub-HOA: use current statements or the resale package for each applicable association. Convert quarterly dues to monthly by dividing by three. Use zero only after confirming a charge does not apply.
  • Utilities and services: review available usage history and obtain provider, pool and landscape quotes. Allow for seasonal variation.
  • Maintenance reserve: set your own monthly allowance using inspection findings, equipment age and repair estimates. This is an owner savings allowance, separate from association reserves that may already be funded by dues.

Keep a separate cash-to-close budget. For recurring costs outside the fields, add them to the result: the example total plus a hypothetical $100 SID/LID allowance would be $6,976. Actual assessment due dates still apply. See the SID/LID verification walkthrough and master vs sub-HOA guide.

Frequently asked questions

Does this estimate include every ownership cost?

No. Add any SID/LID installments, mortgage insurance, optional club membership and other property-specific costs separately. Closing costs, down payment and moving costs are upfront expenses, not included in this monthly total.

What loan does the calculator assume?

A fully amortizing 30-year fixed-rate loan. It calculates principal and interest from the purchase price minus down payment and the entered interest rate. It does not model adjustable rates, points, balloon payments or lender approval.

Should I enter my full mortgage payment as well as taxes and insurance?

No. The calculator already computes principal and interest. Enter taxes, insurance and other listed costs once, even if your lender collects them through escrow.
