This week

Labor Day plans and the final month of splash-park season.

Labor Day falls on Monday, September 7 this year. Residents should confirm holiday hours directly before visiting government offices, pools, or local businesses.

September is also the final published month of water-spray-park operation at Somerset Hills Park. The 6.33-acre park at 10717 Valencia Hills Street also offers tennis courts, gazebos with barbecues, a playground, and a walking path.

Upcoming events

Two HOA movie nights are on the September calendar.

Movies in the Park returns Friday, September 11, with Hoppers. Picnicking and food trucks begin at 6 p.m.; showtime is 7 p.m. at Goett Family Park, 10950 Southern Highlands Parkway.

How to Train Your Dragon follows on Friday, September 25. Picnicking and food trucks begin at 6 p.m.; showtime is 6:30 p.m. The HOA advises walking or biking when practical because parking is limited, with overflow parking at the Boys & Girls Club. Check the organizer’s page again before leaving in case weather or operating details change.

Weekend recommendation

Build an easy neighborhood afternoon.

Plan time at Somerset Hills Park while its spray area remains in season. Go earlier or later in the day, bring water and sun protection, and verify operating conditions upon arrival.

For a Sunday option, Tuscan Cove Bar & Patio publishes Sunday hours of 10 a.m.–8 p.m. at 12656 Southern Highlands Parkway. Its current menu centers on pizza, burgers, wings, brunch plates, and shareable dishes.

Roads and development watch

The Via Nobila interchange remains a long-range project.

NDOT’s planned Via Nobila interchange remains a long-range I-15 South Corridor project—not an immediate neighborhood closure.

The current schedule calls for final design completion in November 2028, construction beginning in the first quarter of 2029, and completion in the first quarter of 2031. The proposed project includes a new interchange, a western extension of Via Nobila, and I-15 widening intended to address future traffic demand. Dates remain subject to change, but the project is worth following because it could eventually influence regional travel patterns south of Southern Highlands.

Neighborhood insight

Test the exact route—not only the community name.

Southern Highlands works less like a community with one central downtown and more like a collection of residential villages connected by the parkway, parks, and two primary retail centers.

That creates a practical tradeoff: some homes offer especially convenient access to parks, restaurants, or services, while others prioritize quieter streets, gates, or golf-oriented surroundings. Buyers should test the route from a prospective home to groceries, school drop-off, parks, and I-15.

Ownership question

Does every Southern Highlands home have the same HOA structure?

No. The official HOA directory identifies numerous neighborhoods with separate management companies, while others are specifically listed as having no sub-association.

Before purchasing, identify the master association, any applicable sub-association, current assessments for each association, transfer or onboarding charges, rules, insurance responsibilities, reserve information, pending violations, projects, and special assessments. Then review the property’s current resale package rather than relying on a community-wide estimate.

Market desk

No neighborhood statistic without transparent sourcing.

No neighborhood-level real-estate statistics are included this week. A sufficiently current, date-stamped Southern Highlands closed-sales source with clearly defined geography and sample size was not publicly available by the verification cutoff.

Numbers will be published only when the reporting period, source, geography, and methodology can be shown.
